What leasing options are available?

Can I request a specific apartment & can an apartment be held?

​Yes, you can choose your specific apartment unit by going to our website > Floor Plans. Each floor plan will list the units available.

Is there an application fee?

​The non-refundable application fee is $50 per person 18 and older.

Is there a security deposit and is any of it refundable?

​We are a zero deposit community. You can pay a small monthly fee each month to "waive" the deposit. Alternatively, you may pay a refundable cash security deposit, starting at 100% of one month's rent.

When is rent due and how can I pay? Are there late fees? Is there a grace period?

​Rent is due on the 1st of every month. If rent is unpaid by 11:59 PM on the 3rd day of the month, late fees will apply.

Are utilities included?

​Residents are responsible for their own electricity. Trash, water/sewer, and gas are billed by the property.

Is renter's insurance required?

Renter’s insurance required and is available through our community for $20 per month (covers $100,000 liability and $5,000 personal contents). Alternatively, you may elect to obtain your own renter’s insurance policy.

Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?

No.

What happens if I need to move out before my lease expires?

​We do not allow early terminations.

Do you accept co-signers?

Yes.

What are the hours of the clubhouse?

​Monday - Friday 8:30 am - 5:00 pm; Saturday 10:00 am - 5:00 pm

What are the hours for the fitness center?

​Monday - Friday 8:30 am - 5:00 pm; Saturday 10:00 am - 5:00 pm

What are the hours for the pool? Is it open seasonally?

​The pool is open during the summers from Memorial Day weekend - Labor Day weekend. The pool is closed on Mondays. Pool hours are 10 am - 10 pm.

What are the hours for the business center?

​The business center is accessible as long as the leasing office is open. Hours are Monday - Friday 8:30 am - 5:30 pm and Saturday 10:00 am - 5:00 pm.

What are the hours of the laundry facility?

​The laundry facilities are open 24/7.

Are there community quiet hours?

​Quiet hours are from 10 pm - 7 am.

Do you offer valet trash service and/or recycling?

No.

Are apartments cable ready? If so who is the provider? Is there a separate charge?

​You are responsible for your own internet. We offer fiber internet through Vexus and regular internet through Plains or Optimum.

Do you have package lockers/how do I get my packages?

​Packages are delivered to resident's doors.

Are BBQ grills available? What kind of grills do you have?

​We have charcoal grills for resident use as well as a propane grill by the main pool.

Is there laundry on-site?

​Yes, we have 4 laundry facilities on site.

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

​Smoking is prohibited inside the apartment units and within 20 feet of the buildings.

I need maintenance/emergency maintenance. Who do I contact?

​Regular maintenance requests must be entered in our ResidentPortal app. For emergency maintenance, you can call the office number.

Do you allow pets? What is the pet policy?

We are a pet-friendly community. Refer to our pet policy here.

What is the parking situation?

​We have abundant resident parking that is first-come, first serve.

What is the policy for guest parking?

​Guests may park in our parking lot and on the street.

Do kitchen sinks have a garbage disposal?

​Yes.

Do apartments have dishwashers?

Yes.

Does the apartment come with a microwave?

No.

What type of flooring do the apartments have?

​Vinyl plank and carpet.

Are the apartments furnished?

​No.

What kind of kitchen appliances are in the apartment? Are stoves gas or electric?

​Electric stove, oven, refrigerator, dishwasher.

Are washers and dryers available? Are they in the apartment? What kind?

​Most of our units do not have a washer/dryer connection. We have 3 units with a washer/dryer connection.

Is there a bathtub or just a shower? Are they together or separate? Is there a separate shower? Is there a garden tub?

​Our apartments have a bathtub/shower combination.

Do the apartments have air conditioning?

​All of our apartments have air conditioning.

Is the apartment set up for working remotely?

​As long as you have dedicated internet service, you should be able to work remotely from the comfort of your apartment home.
